As part of our package here at Construction Supermarket we provide two stage checks with your project which are completed by a 3rd party Inspector. The checks we provide cover different elements to a project, which is all subject to the type and size of the project you have.

The purpose of our stage checks is to ensure quality is being monitored from start to finish, whilst ensuring the materials highlighted are adhered to throughout the project. Our stage checks will not affect those completed by building control, those checks will still commence as normal. For example, building control will sign off the following:

  • excavations for foundations
  • foundation concrete
  • oversite
  • damp-proof course
  • foul water drains trenches open
  • surface water drains trenches open
  • occupation prior to completion (second fix)
  • completion.

Our stage checks will focus more on the internal works being completed, this will be based on the schedule of works agreed by the contractor and yourself. The 3rd party inspector will inspect the items which have been agreed to ensure the following:

  • The work is being completed to the specification agreed
  • Assess the quality of the works being completed
  • Ensure the stage of works is where they should be

Our stage checks are scheduled to match milestones within your payment plan, this means once a check is completed, you can then release payment for your next stage of works. This is to ensure you are always on top of your project, whilst ensuring quality is being managed.

You will receive a detailed report after each of our stage checks detailing all the items which have been covered. This report will be part of the documentation we manage for you, we will have a full paper trail from the minute you release your first payment, right through to project completion.

Below is an example of how our stage checks and payment plan work hand in hand to support your project.

Once you have selected a contractor you would like to use, the payment plan and schedule of works will be completed. From here we can stipulate the payment structure and plan our visits to ensure we maximise our 3rd party inspection. The aim of our inspection is to ensure the build is completed to the correct specification and that quality is being managed.

First stage 30% deposit – Initial deposit of 30% is paid which will cover your build right through the first stage. This will also cover all inspectors from building control

Second stage payment 25% – payment is released for stage 2 as you have received the sign off from building control that everything is in place.

Third stage payment 20% – Payment is released for stage 3 once all the checks in stage 2 have been completed. This will be completed by our approved 3rd party inspector. Once our report is received, we will forward this on to you and ensure everything is in place. Payment can then be released for stage 3.

Fourth stage payment 20% – Payment is released for stage 4 once all the checks in stage 3 have been completed. This will be completed by our approved 3rd party inspector. Once our report is received, we will forward this on to you and ensure everything is in place. Payment can then be released for stage 4.

Snagging payment 5% – Building control will then visit at the end of Stage 4 to sign off the project as complete. There will then be a 14-day period to ensure everything is in place before releasing your final stage snagging payment.
